The product

See it, step by step.

Real screens from the platform, shown on an example deal. Every number on these pages was computed by the platform from the inputs you see.

The Certo assistant · 1:11

Your private sparring partner – inside every deal.

Ask about your numbers, let it run scenarios, and ask it to change an assumption for you. It uses Certo's own calculations and changes nothing until you confirm.

Real conversations from the demo, in Danish with Danish captions. It plays muted; press to watch from the start with sound.

Overview · the whole pipeline
Your whole pipeline on one screen

Your whole pipeline on one screen

Every deal, how far along it is, and the total expected profit in one place. The ones that need you sit on top, where the bid is above what the land can cost.

The desk-check from one address, with the source of every number

The desk-check from one address, with the source of every number

Buildable rights, cadastral parcel, existing buildings, soil contamination and market prices, assembled from the public registers. Red flags on top. On a real deal, the source and date sit with the numbers.

Price
Your programme and your price per m²

Your programme and your price per m²

Lay out the units and uses, and set your kr./m². Sellable area, total and VAT fall into place. Merge units, or split one in two.

Every assumption is a named input with its source

Every assumption is a named input with its source

Build cost, soft costs, profit margin, tax, timing and bank terms. Set them once as firm policy; every deal inherits them, and any can be changed for one deal.

Appraise
The answer: what can the land cost, and does the deal hold?

The answer: what can the land cost, and does the deal hold?

Residual land price, whether your bid holds, IRR, MOIC and the bank ratios, for a sale and a hold. If the bid does not hold, it tells you what to renegotiate to.

The stress test

How wrong can you be, and still be fine?

Take the two risks that worry you, build cost against sale price, and read the return if both move against you at once. Green clears your 20% target, gold is the line, red is a deal you walked away from before you bought it.

What you get

Everything between the address and the last flat sold.

From one address to the number an investor can sign off on.

Type an address

  • Desk-check from the public registers

Buildable rights, cadastral parcel, existing buildings, soil contamination and market prices, assembled from one address, with the red flags on top.

  • Units you can reorder, merge and split

Build the programme the way you'll build it: drag rows, merge two units, or split one in two.

  • Type it all in by hand

Only have a sketch? Type the units in, and everything else works the same.

Price

  • Market data from Statistics Denmark

Realised price per m² in the region as a starting point for yours, straight from the registers.

  • Your assumptions, once

Taxes, fees, timing and bank terms as named dials with their source; set them as firm policy and every deal inherits them.

  • Benchmark rate from the central bank

The Nationalbank's current lending rate shown for reference. The construction-loan rate in the appraisal is your own assumption: CIBOR plus the margin you set.

Appraise

  • Sell or hold, one engine

Run the deal as develop-and-sell (residual land price, IRR) or develop-and-let (yield, DSCR, cash-on-cash). Both tracks on the same numbers.

  • The cash flow builds itself

Monthly: each cost is placed by a fixed payment rule from your assumptions on timing and payment.

  • P&L in three VAT columns, bank ratios

Excl. VAT, VAT, incl. VAT; LTV and LTC the way the bank reads them.

  • Solve for price, stress test, delay

The most you can pay for your target return, a stress test of the two risks that worry you, a construction slip in one click.

  • Saved scenarios

Freeze a what-if, compare, return to the live deal with one click.

  • Demolition of existing buildings

An existing building to bring down, costed from its floor area and your price per m².

Raise

  • Teaser and full plan

Two tiers per investor link; the full plan opens behind a signed confidentiality and non-circumvention undertaking.

  • A private link, a QR code, a yes

One tap on their phone to register interest; verified commitments land in your cap table.

  • Investor deck, generated

The pages an investor expects, from the same numbers.

Build

  • Invoices read and booked

Two VAT rates, evidence attached, into the right chapter and month.

  • Plan against actual

The frozen plan next to what was booked, every month.

  • Drawdowns by the bank's own rule

Each lender's formula configured once, entitlement computed per certificate.

  • History of every change

Who changed what, when, on every deal and project.

Correct to the cent, under Danish rules

Built for how you build in Denmark.

Company tax, VAT and registration duty are computed by the Danish rules that apply, not bolted on afterwards. Land tax and bank terms are your own assumptions, carried through the whole model. Every figure is exact to the cent, and the whole model agrees with itself.

Foreign investors get the same numbers, computed by Danish rules they never have to learn.

  • Selskabsskat 22%
  • Moms 25% på nybyg
  • Tinglysningsafgift 0,6%
  • Grundskyld (antagelse)
  • Realkredit-rente
  • Byggetilladelse
  • Byggekredit
  • Købsaftale → skøde
